GL Homes is widely recognized throughout Palm Beach County for its Valencia communities and, more recently, the contemporary Lotus developments in Boca Raton.
Agave Boca introduces a different type of ownership opportunity. Instead of another neighborhood centered around expansive detached homes, the project will offer luxury townhome residences designed for buyers who want contemporary new construction with less exterior upkeep.
This format could appeal to several types of buyers:
Local homeowners looking to downsize without leaving Boca Raton
Buyers who want new construction at a lower starting point than nearby single-family developments
Seasonal residents seeking a lock-and-leave South Florida home
Relocating buyers who prefer a newer, amenity-oriented community
Families interested in a modern residence near Boca Raton’s shopping, dining and major roadways
With entry pricing announced from $1.3 million, Agave Boca is expected to sit below the current starting price of single-family homes at neighboring Lotus Edge while still occupying the luxury segment of the market.
Agave Boca is planned for the east side of Lyons Road in West Boca Raton, across from GL Homes’ Lotus Edge development and near Olympic Heights Community High School.
The location provides convenient access to Glades Road, Yamato Road and Florida’s Turnpike. Nearby destinations include Uptown Boca, Town Center at Boca Raton, West Boca Medical Center and a growing collection of restaurants, fitness studios, retail stores and everyday services.
Downtown Boca Raton, Mizner Park and the beaches remain within driving distance, giving residents the ability to enjoy West Boca’s newer suburban lifestyle without losing access to the city’s eastern attractions.
School boundaries should always be independently verified with the School District of Palm Beach County because assignments can change before a new community is completed.
The land on both sides of Lyons Road was previously part of the former Johns Farm property acquired by GL Homes in 2021.
Development on the western portion became Lotus Edge, GL Homes’ luxury single-family community. The eastern parcel was approved for a separate neighborhood of approximately 322 townhomes and is now being introduced as Agave Boca.
Although the two communities are located across Lyons Road from one another, Agave Boca is expected to operate as its own neighborhood with a separate identity, entrance and amenity program.
Construction on the east-side project was previously projected to begin in fall 2026, with sales expected to follow in 2027. Those dates should be viewed as preliminary until GL Homes publishes a formal sales schedule.
GL Homes has not yet released complete floor plans or detailed home specifications.
The initial Agave Boca imagery suggests a contemporary architectural style featuring clean horizontal rooflines, large areas of glass, warm neutral finishes and darker contrasting accents. The visual direction appears consistent with the modern aesthetic that has become popular throughout Boca Raton’s newest luxury communities.
Several important questions remain unanswered:
What floor plans and square-footage ranges will be offered?
Will private elevators be standard, optional or unavailable?
How many bedrooms and bathrooms will each model include?
Will every residence have an attached garage?
What finishes will be included in the base price?
Will private pools or expanded outdoor spaces be available?
What premiums will apply to water, corner or preferred homesites?
How much will the HOA charge, and what services will it cover?
These details will significantly affect the true purchase price and should be carefully reviewed when the builder releases its initial offering.
GL Homes has described Agave Boca as a turnkey, low-maintenance community with thoughtfully selected amenities.
The complete amenity package has not yet been announced. It would therefore be premature to assume that Agave will duplicate the large-scale clubhouses or recreational facilities found in communities such as Lotus Edge or Valencia.
What is clear is the intended lifestyle: modern residences, shared community amenities and reduced exterior maintenance compared with owning a traditional single-family home.
The eventual HOA documents will be especially important. Buyers should review exactly which exterior components, landscaping services, insurance responsibilities and maintenance items are included before comparing Agave Boca with other new-construction or resale communities.
New luxury townhome construction is relatively limited in Boca Raton, particularly in gated or amenity-driven communities.
Agave Boca may fill the space between upscale condominium living and the larger detached homes found in communities such as Lotus, Boca Bridges and Seven Bridges. Buyers could gain additional privacy and space compared with many condominium options while avoiding some of the maintenance responsibilities associated with a single-family residence.
The announced starting price will also attract attention. Buyers should remember, however, that a builder’s advertised starting price generally does not include every structural selection, design-center upgrade, homesite premium or closing expense.
The number that matters is the completed, delivered price of the residence configured the way the buyer actually wants it.
Buyers interested in Agave Boca can begin preparing before floor plans are released.
Consider the anticipated base price as the beginning of the calculation. Allow room for premiums, structural options, interior selections, financing costs, HOA fees and builder-related closing expenses.
Buyers who need to sell an existing property should understand its estimated value, likely marketing time and net proceeds well before reserving new construction.
New-construction contracts and deposits can work differently from traditional resale transactions. Buyers should speak with a qualified lender about liquidity, financing timelines and the effect of owning another property during construction.
Agave Boca should be evaluated against newer resale townhomes, luxury condominiums and single-family communities. The best choice will depend on space, maintenance, amenities, delivery timing and total cost rather than the starting price alone.
The builder’s sales representatives work for the builder. Buyers should have an experienced real estate professional review the transaction from the buyer’s perspective.
Buyer-broker compensation and representation terms should be discussed in advance and confirmed in writing. Buyers should also contact their agent before visiting or registering with a builder because builder registration policies can affect whether an agent may participate in the transaction.
Buying directly from a builder does not eliminate the need for representation. New-construction transactions involve decisions about the contract, deposit schedule, upgrades, financing, inspection rights, closing costs and the eventual resale position of the home.

Not yet. Residence sizes, configurations, included features and upgrade options are expected to be announced closer to the sales launch. I do feel they will offer 3-4 bedroom floorplans in multiple layouts from around 2800-3400 sq ft. This Insider says some homes will have a very unique outside feature!
GL Homes has described the project as a low-maintenance community with curated amenities, but the complete amenity package has not yet been published yet. I would expect Pickle Ball and a Cafe!
